As shown in this list, recent sales in downtown are fetching big money, with the two recent riverview sales fetching big bucks for modest to tear down homes. Yes, you can see the river from these other two properties on Dietrich Crescent, but the land does not include the dock. And look at how much they sold for 2 to 3 blocks further from the beach! They aren’t even riverfront! Other recent sales demonstrate that on the whole, downtown is still booming with an extremely small lakefront property going for $920,000 in March of 2016 and a tear down cottage on a 40’ X 80’ lot just selling for $235,000 in July of 2016. My two water front river lots at 50′ wide by about 190′ deep with private docks at $499,000 a piece are literally 3 times the size of that village lot that just sold for $235,000, and they are definitely not three times the price! And for the buyer that is prepared to make an offer on both lots – that’s where my seller will be motivated to provide some deep discounts on the asking price. Both lots are owned by the same owner. Bottom line, there really isn’t a debate that these lots are priced to move. The question is, who is going to move first?
Out of every riverfront lot on the lake side of the highway with private dock space, these are the two deepest parcels with almost 200’ per lot. And remember, in downtown Grand Bend, you’re on sewers, so your setbacks allow for more house on a smaller lot compared to the pricier waterfront properties in the outlying subdivisions on septic tanks. With 50’ of frontage or 100’ if you buy both, you should have no issue building your dream home on these lots.
